Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Run it around the edge of the rooms and if you have any issues you're not ripping the whole thing up.

If you can run on kitchen cabinet walls you'd never know you'd been in.

The kitchen kind of sits deeper than the other rooms so they'd have to under the tiled floor and either around a peninsula or under it. No reason why it couldn't go around the edge of the room after that though. Skirting would have to come off but that's not a big issue.

Plan for worst case and take plenty of pictures while its all been done (for future reference).

I've been there myself and it's no fun.
 
Continual topping out is rotting out the radiators/expansion vessel and once the protective layer breaks down the inside of the pump. The heat exchanger is copper pipe so resistant.
The corrosion will create sludge that will block the pressure gauge etc, damage valve glands etc.
In addition scale will be formed inside the heat exchanger although an acid clean could sort out that.

Oh Jesus that doesn't sound good. I've noticed there isn't any air getting in the system anymore. However the boiler is making a horrible rattling noise when it's heating and the pressure is at 0.

Edit, one thing I am going to do is do some testing on how much water is being expelled from the condensing/prv pipe during different scenarios. Partly because I noticed water when the heating wasn't on...

I hope I am misunderstanding that line, because long ago it was suggested that you check if any water is escaping via the PRV, as that might be the source of your mysterious water pressure loss.

I know. I'm fairly sure it's just condensate but I want to triple check.

I've added some inhibitor to the system this afternoon to help with things. It was very straight forward, even for a simpleton like myself.

Too be sure, fit a plastic sandwich bag over the end of the pipe fro the PRV, held on via an elastic band. The bag will soon show water, if the PRV is passing.

Hi, I think this was suggested earlier. Is this when there is a pipe outside? There is no external pipe on my system it's a combined overlow and condensate pipe which goes directly in to a drain via corrugated plastic pipe.

Oh, another combined one, in which case you cannot attach a bag - It makes it a taf easier for the manufacturer, but much more difficult to detect when you have a PRV leak.

I've taken the pipe out and put it in a measuring jug. I'll leave it running for a couple of hours. See how much water comes out. Turn it off and monitor the same.

In denial about there being a leak? I've added inhibitor for the time being and trying to figure out a time when I can get the floor up. I'm not entirely sure what else I can do?

I'm not in denial in the slightest.
