Are you saying that every surveyor fills every report with waffle? Like it is some obligatory content?

You don't employ the guy to find faults, you employ him to appraise the property. Surely it is better to find a property with few faults rather than lots? There is no bonus system for the more faults found, the more it costs

Most of a report is comment and discussion on what has been seen, and then if there is a problem then that comes later followed by recommendations.

A building survey can be easily 30 pages or more, and I have no problem if only one page of that mentions any defects. At least it mentions that all the property has been looked at, and no other faults were found.

The problem with lifting carpets is that if they are professionally fitted, then they are not only difficult to get up, but they should go back down professionally too. In addition how do you lift the carpet to check a meaningful amount of floor when all the furniture prevents all but a tiny corner coming up.

If the floor covering comes up easy, then it is lifted.

And would you also expect the wallpaper to be removed to check the plaster?
 
The problem with buying a house that might subside is if you do claim on the insurance then that can make the house very difficult to sell in the future.
They allways ask have you ever claimed against buildings insurance for subsidance when you come to sell?
I would never buy a house to which the answer was yes.

You can't check out a property without lifting carpets and floorboards.

You also need to get in the loft space - not just poke your head up.

They fill out their report with waffle to make it look thorough but they don't check the stuff that really needs checking.

They are a waste of time and money. They wander around for 20 minutes with a clipboard looking bored. Good little earner eh?
