hello all

im having a terrible issue with my flat felt roof at my business premises.
Long story short, I've had bits of leaks over the years and patched it with acropol paint and similar stuff.

However, I'm now getting some leaks internally in the ceiling (middle of the roof), when I go and check the felt, there are no rips or gaps etc so im guessing it could be some micro tears that cant be seen. I do know there is osb boards under the felt which is most likely damp and failed .

sooo.... im planning to wait till few moths till it get warmer then re-felt (torch method) big sections of the roof over the existing felt

my question is - can you torch on felt over the old felt? knowing that osb board underneath maybe be crumbled or failed over the years? if yes, where can i get some basic instructions on the torch on felt procedure ( how many layers are needed and all that type of jazz)

thanks all

Faced with a similar leaky felted roof I went for an EPDM roof. Choice was determined by the adjacent thatched roof which prevented any hot work on the flat roof.

So far problem free 10 years after being installed.

did you apply the adhesive directly over the felt? then lay down the epdm ?
i have done an epdm pitched roof before, but that was directly on osb board
thanks
