Damp and mould on internal walls

Hi, I was asked to look at this property for a damp and mould issue, and before anyone asks, no, I am not a damp expert, hence the post. The property is tenanted and well looked after. The damp on the internal walls is in the lounge and the bedroom. You can see droplets of water on the walls which to me is quite bad, but again, not an expert.

The air bricks on the outside of each room are above the internal floor level by about 100mm to 150mm, is this potentially where the problem is coming from?

I have advised them getting a dehumidifier, which will help, but as you can see from the pics the water is literally running down the walls.

The ground outside is concrete and I have no idea where the dpc may or may not be. Any help and or advice will be greatly appreciated.

Furniture against an outdoor wall will cause that even in a modern house.
No air movement and wall gets cold and the moisture in the air with settle on a cold surface
 
OP,
There are signs of condensation, presumably because the furniture was causing lack of ventilation.
Unless air bricks are venting the sub area then they are useless but I doubt that they are the cause of any of your damp issues.
Are the floors suspended?
The render is in ground contact, and capillary action could be rising behind the render & bridging the DPC?
Cold moisture above the DPC in a solid(?) wall could be attempting to show on the inside decorated surfaces?
The render shows signs of historic rough patch repairs - and recent water absorption.
If the skirting board below the droplets can be removed & examined for wet rot you would, one way or the other, know a bit more.

Are the air bricks clear , blocked they are useless .
Do the windows have trickle vents .
Do tenants dry clothes indoors , one of the biggest causes of damp this time of year.
