Dealing with rusting old balconies

God forbid someone gets injured.......say kids swinging on those balconies or whatever.
Any claims will be directed at repairs carried out, or the original installation plus the individuals concerned, and the competency thereof.
It's called guarding one's own private parts.
Please be careful what you carry out - you can't carry the weight of the block on your shoulders! There's a difference between a few odd jobs and rebuilding.
No intention to patronise here!

Covers damage to property. Why?
If you are the last person involved in the maintenance of those SAFETY barriers and they fail for any reason, you will be the person held responsible.

Are you capable and qualified to assess their safety and security after any work you do? Does your insurance cover you for such work?

Will you sleep at nights if anything should happen ?

I'm painting them only. No responsibility on my part for the fixings failing.

Btw on these balconies I'm using 40 grit (green paper) and 120 grit. I'm using the 40 to feather out the cracks and holes. Should I go over with 120 afterwards for a key. Scraping seems like a lot of work. Whats difference between yellow and green paper?

The difference is probably only in the grit material.
For filling, consider a tube or two of epoxy putty.....the sort you knead together before use.

Tell that to the Judge!

If anything happens , you are the last man to 'inspect' these railings. Regardless if you are just painting them.

Get them inspected by a company that can recormmend any structural repairs.

Lets be honest, you are asking what grit of sand paper to use! You do not have a clue! :eek:

Are these apartments governed by a management committee? They will be responsible for the upkeep of the structure.
If so there will be a chairman and secretary and the condition of these balconies needs to be understood by them.....in writing.

I can write them an email recommending my concern about it. Hopefully cover me.

So 120 grit after 40?

Inform the management committee as to the state of the balconies with photos, best not to say about their condition as a barrack room lawyer may ask for your professional qualifications .
No one wants you to get your collar felt!

There are directors in the flats and also there's also a management company they use who I invoice
 
Speaking as one who has been both a chairman and secretary (8 flats, 1 cafe and 1 dentists surgery) by all means carry out tasks that are basic but call in the professionals where there are issues with electrical, plumbing and structural work. The management team will be fully understanding of this and won't hold it against you.

Filled the gap with two part filler but accelerator was white so hard to tell if properly mixed in. Used masking tape and smoothed with filling knife but not in a square shape. Will sand in a couple of days
