Flat roof question.

Hi all.

Have a flat roof in our kitchen and have seen some leaks outside, no sign of anything inside as yet.

Have added some pictures for an idea, it's 2 areas around the overhang and where the downpipe goes up through the roof it seems to be leaking. Around the downpipe there's a visible crack.

Just wondered if this is still something that can be repaired or as I'm already pretty sure a complete roof replacement job.

Get it' looked at by a roofer.
Then decide

Would be better with a pic of the outlet from the roof side. Either way there are temp repair compounds that can last a while depending what the problem is. Google Acrypol.

I'm not entirely sure, it has felt over the top but it does look like concrete under the felt

OP,
Why not take pics from the upper window looking down over the flat roof.
Pic the outlet & the split in the raised edging at the outlet - & pic the flashing where the flat roof butts up to the house wall?
"concrete under the felt" - why do you say that?
I cant see it clearly but the board(?) behind the outlet looks to be OSB?
Not knowing what material the roof was constructed from or how then presumably theres no ventilation in the flat roof?
