Immersion heater not heating?

The best way to remove I/m is with either a nail punch or small cold steel chisel, leave cylinder full of water and with short sharp taps with punch and hammer on the flats
untill it starts to move, then drain cylinder when empty use I/m spanner to remove,

What's the point of spending £30+ on a tool I'm only likely to use once (one with 85mm jaws?).

How much will a plumber cost to unscrew this thing?

You need 36 inch stillsons really but you might get away with 18" ones @ full stretch. OR buy a cheap blowlamp. Drain the water out and heat the immersion until the washer goes BANG let cool and your existing tools will remove it easily. I used to to do that on copper cyls. Had to warn the tenants first about the bang!- did loads for a Housing Association.

Average life of an Immersion Heater is about 4/5 years depending on use.
Rate to fit one about £ 80/100 if its straightforward. The Plumber will probably want to supply his own heater in case of call back, that's extra.

I'll come for a ton - you supply heater. Can't do much here @ home with the rubbish weather. It's a long drive ( I'm near Eastbourne now) Hope your not too far- London's a big area. Pensioners don't have overheads. SO you have 3 options - Me if S. London - Agile for the N. or have a go with a blowlamp. Most important thing is for you to get the water out through the drain off cock. That's usually more trouble than the rest of the job.

My price would be cheaper if he had already drained the cylinder!

Doing that is often most of the time taken with a bottom element. 300 li to drain can take some while.

Sometimes there is nowhere lower in the flat to drain out to. Then its 3 litre at a time into a plastic bowl!

7 pages and nearly 2 weeks? I'm back to work on the 7th, couple of appointments left towards the end of the weeks as it appears there are fewer problems than I was fearing whilst braving some time off.

2 maybe 3 hours depending on the situation. As long as you're not somewhere daft lime south East Laaaandan.

I was once helping this lady by directing her two sons to replace the fence with neighbour. He came out and helped too.

later I discovered that they hat both spent about £2000 EACH on solicitor's fees during previous three years arguing over who was responsible for about 7m of front fence, which we replaced in one afternoon at a material cost of about £150.

You seem to be quite confident in being able to get this out. Have you worked on similar ones in housing associations?

Do you serve east London, near Stratford, and can you guarantee it'll come out?

Don't want much, do you? For £100 I wouldn't guarantee it would rain this week; especially to find a place in Stratford.

There was someone called Seco Systems on here and he had a very good way of removing any stuck immersion. It involved a few hacksaw cuts around the outside spanner flats, then stitch drilling through the brass body in a line.

I'm sure if you do a search you'll find it, he even posted some piccies.

That way you can do it yourself and give yourself a warranty for the job.

I have used that method before but that would be more than £84.

The reality is that no one can guarantee that they can remove it. But I have removed so many that I am confident enough to take the risk of working on it but he seems to want a 100% guarantee that anyone who tries can get it out.

It's not so much getting it out as - getting the water out and away to a drain through a drain cock on a screwed iron pipe - and assuming the valve on the cold supply to the cylinder shuts and opens again. Could be a nightmare if the gatevalve? broke shut - is it fed from a communal tank in a block of flats? Or is it a normal domestic house with antique iron plumbing.
