Just looking for some advice.
We have a utility/storage room at the front of our house, the utility room being the point of entry and the storage room being to the left side separated by a door way.
The utility room has a fully plastered ceiling but the storage room is just bare joists with no insulation. I very much doubt there is any insulation between the joists above the utility room either.
This area is obviously freezing in winter and the storage room is even worse, you can feel how moist the air is when you walk into it and see water droplets on the walls. There are no rads in either room and the front is north facing so sunlight doesn't even do much.
The roof itself is flat and I wouldn't even say it qualifies as being described as a cold roof as it is basically just a timber frame, ply and felt sat on brick.
I am thinking of two ways to sort the roof out...
The first would be to fit 50mm kingspan between the joists which are 105mm leaving a 55mm air gap. Fit vents between each joist at both sides to provide cross ventilation, add a vapor barrier before fixing plasterboard and finish with a skim. Then possibly replace the felt on the roof itself but I haven't been up to inspect that yet, I would probably just replace it anyway.
The second option would be to rip up the felt and if the ply is still good fit a vapor barrier to the top of the roof and add insulation and a water proofing layer on top of that. Which would at least mean I don't have to rip down the plaster from the utility room but would likely increase the roof height so would also require new flashing.
Not sure what would be the best way to proceed if I am honest, so looking for any suggestion which method would be best or even any other methods.
