We have to build 1m away from the neighbour's boundary for first floor extension as per planning permission.
But our builder made mistake and left only 85cm.
What issues can be raised with local authority if this is reported?

Worst case they can make you take it down and move it but that's unlikely, most likely is you'll be told to resubmit your planning application pay the fees again and it will likely be passed.

Either of the above depends on them actually finding out which is only likely of your neighbour reports you.

Are you sure where the boundary is? Has the measurement been taken to a fence or wall which might be entirely on your side of the boundary?

Is the nighbour likely to get his tape measure out? Does the approved planning drawing show a dimension of 1m or is it written somewhere in the application?

We have taken the measurements from the fence which is in neighbour's land.

1m was shown in the approved planning drawing.

Demolish and rebuilding will cost a lot as we have to move the steel structure in ground floor to support it.Can this be considered as human error as it is only 15cm?

Planning people will not attend after they've approved an application, unless the neighbour complains.
Building control officers ho around suited and booted and don't carry a tape measure.
So, unless your neighbour complains, you'll be ok.

The regs are 1m from boundary, not from a fence. If the neighbour complains tell him you will dispute the boundary with a formal boundary dispute that will blight his property. For 15mm he'd be mad to get into a p*ss**g contest.

15cm, which is 150mm or 6" in old money.
Very apt comment though.

Steady on, it's the OP's builder who screwed up yet the OP seemingly has to take all of the risk, the builder will no doubt be long gone and fully paid up if anything untoward arises down the line.

That said the risk would seem to be minor and a planing authority is unlikely to pursue such a minor infraction, should they become involved somehow. Better hope the dopey builders don't pee off the neighbours somehow during the build.

My bad - typed it too quick - but yes, same answer.
