Hi

I’ve just got my plans accepted for a small bay window and also got
A building notice accepted for a small pd extension to the rear.

The plans need to be still circulated in the community for people oppositions however I wondered if someone could tell me what things I’ll need to consider/ comply with for
The building regs?

It’s the first time I’ve done a self Build
Extension apart from my famous diy not
Porch lol .

I can appreciate its a wide Spectrum to cover and aware that the foundations will be checked so was going to dig them
60x100cm and show the inspector and do what they want
If acceptable or Not
It’s just other areas of building regs I need to comply with

The building regs?
Foundations - depth, width (important depending on your chosen wall thickness/insulation) and concrete thickness and height. Drains may influence the dig.

Drains - proximity to build may cause issues. You will need to deal with the storm discharge and position gullies accordingly. Soak-away is the first choice.

Walls up to DPC and oversite - depends on whether you are laying a ground bearing slab or 'other'.

Walls above DPC - decide how you are going to achieve the latest (post June 2022) heat loss numbers. This could also influence the width of the foundation concrete.

Lintels - depends on span and any unusual loads above. Usually proprietary off the shelf Catnic type suffice. We are doing a vaulted roof on our current job along with a wide span bi-fold opening beneath. We have fitted an engineered beam.

Wall plate - height positioning usually dictated by any height limitations set out by PD or match existing.

Roof - flat or pitched? Cold roof or warm deck (flat). Vaulted, truss roof or cut roof (pitched). All will require the correct section and grading of timber along with strapping and restraints etc.

Roof covering - fire resistance (flat). Correct roof tiles (pitched).

And then there's cavity closers, cavity trays, tie wire positioning i.e. jambs etc, insulation detailing, venting, mechanical extraction.

Lol thanks noseal, gives me some things to think about… I’m looking forward to this, I drew all my plans by hand and was a challenge because I had no idea however the next plans will be so much easier as I’ve leaned a lot, I’m chuffed they were good enough to be accepted and all it cost me was £3-99 for a ruler lol

If you had you plans "accepted" why do neighbours to give their opinions?

Or do you mean the plans have just been registered for planning approval and not yet approved?

For foundations, it depends on the ground. 600x1000 is a typical trench for good ground and no drains or trees to influence.

With a building notice, you are reliant on knowing the requirements as the inspector expects to just check when you call him out.

You need to comply with all building regulations that apply to the work. However, only certain things are checked and you will see that from the site inspection schedule you have been/will be given.

Woody what I mean re plans is that the council expects a certain scale of plans etc before they will put them on the planning portal, the people who draw plans for a living wanted quite a lot which I’m happy I don’t have to pay lol
