New roof but still leaks

Thanks all. Wasn't able to get up there this weekend. But we've got a couple of days good weather then some rain. So Before that rain comes here's my check list:

- Check for blown render both sides
- Check clip arond the vent
- Check the width of overhang (i'll take pics)
- Check the drain channel on overhang (pics)
- Check integrity of overhang make sure no bridging of water
- Check for cracks in the mortar between copings
- Fix a tarp over copings to see if that stops leak

Let me know if there's anything else i should check.

There are some roofers starting 2 houses down so I also plan to ask them their advice.

Yes, from the leak at the ceiling, the side by the external wall (of course). But evidence of damp in the bathroom (with external wall) and the bedroom adjacent.

I got the black one. They said nothing about forever. They said it's UV stable. So, I deduced forever from that. My experimentation suggests it.

I fixed a leak in the car with the white one yesterday. I am looking for forever performance. No nonsense silicone only lasted a couple of years. I caught the pool of water in my car just in time as I was switching over to the winter battery. I am happy to say the rust was minimal, not sufficient for me to spend time to counter it.

Hi all.

Sorry for the delay in reporting back.

The render on the inside. It’s freshly done but I can see cracks and some of it does seem to sound hollow. I forgot to check the render on the outside (doh)

Clíp around the vent is good

Width of the overhang is a good 80mm.

There is a channel but it is bridged in some places. See pics.

The mortar between copings doesn’t look the best. See pics.

There is however a dpc under copings see pic.

There has been a tarp over it and no further leaks. Although not great deal of rain.

We’ve had one quote and they say the original job is good and that it needs a mineral felt covering over the coping stones. However I’m not sure on that. I just can’t see how this is the problem if there is a dpc? Can the dpc fail too as well as mortar?

Coping butt joints need attention regardless of the tray (DPC) total hack out and tightly pointed and knocked back.
The tray is liable to failure as its cut short and will allow water to track back in. once it starts it will get worse.
Cracks in render need dealing with too.

One can only guess what has been done at the epdm upstand to render area.

I would keep things covered until its been truly tested.

Can the dpc fail too as well as mortar?

It doesn't look to project out appreciably beyond the render so water reaching it would spread out until it reaches an edge then be able to transition from above side to underside without dripping off clear of the render
