Orisec CP-40 Alarm Help

Hi

I recently moved into a new property which seems to have an Orisec CP-40 Alarm (or is that just the model of the control panel for the alarm?).

I have an access code with which I can log into the electronic panel, select Full Alarm or Part Alarm, omit or select zones, change settings, etc.
I'm just struggling to get it to work or understand how it works properly. It has three zones - Zone 1 for Front Door, Zone 2 for Living Room, Zone 3 for Landing.
When I select Full Arm, the alarm immediately goes off with a really loud beeping saying that the alarm has been triggered and I must enter the code to stop it.
If I select Part Arm 1/2/3, it tells me I must now exit zone 1 (i.e. front door) - if I open the front door the alarm is triggered and won't stop until I turn it off again.
If I have the front door opened while selecting Part Arm, then it'll immediately go off. So whether the front door is open or not, once it's opened it is all set off.
So do I have to leave my house out of the back garden and through the side alley? Or wouldn't that just trigger zones 2/3 and also consequently the alarm?
Can't I set it so there's a timer that it lets me open the door and get out in a set amount of time? Am I misunderstanding how it all works or missing something?

Alternatively is it possible if I had an engineer code that I could omit zone 1/front door so that I can just have the living room/landing zones 2/3 enabled and therefore able to come in and out the front door as normal? At present I can't use the front door as it just goes off straightaway.
 
Or whether I could remove some sort of sensor for the front door to 'disable/omit' it that way?

You say there are 3 zones?
Front door is normally E/E
Living Room (is this open plan?) just normally this would be intruder and would activate immediately if the sensor can see you.
Landing normally guard and omitted in part set.

These panels are sold to installers only, so unlikely you will get support from manufacturer.

The panel may or may not be locked and this can be checked
