Out Building 30m2 floor area internal or external?

If you think about it, a floor stops at the walls.
Hes a great friend..by the sounds of it s**t at his job but nevertheless a good friend :p lol

I was gonna say 'rules for floor area are different there mate', but I thought better of it.:sneaky:

Surly planning portal guidelines are the same regardless of where in England you are o_O
 
I just find it funny how if you breach the 30m2 rule it's a building control issue but if you exceed the height requirements it's a planning issue!

Not as funny as you think.
That's because building regs are totally separate and the area relates to fire and thermal efficiency and structure etc which all come under building regs. And the internal floor area is more relevant there.
If you breach the height it's planning, if you breach the allowed area (half the area surrounding the original house) it's also planning, both of those are the external sizes and relate to the appearance and impact on others using the surrounding space.
