Relay Problem

Lots of assumptions going on, could be a voltage free boiler or a honeywell smart system, if the op posts a pic of the wiring centre it would help.

Well they are stalled by putting them on a DC supply (diode) and via a dropper resister, so maybe not all that drastic. Which component fails first, is maybe down to the make and model of actuator.
IIRC the resistor is to provide a small A/C current that prevents the applied D/C from magnetising the motor.
It causes problems in some gas boilers.

Have you read the description in the O P.
Why put a Y plan on a Boiler with volt free switching which Would need a relay.

Could be someone has put a boiler on a y plan that needs a relay.

Originally there was a mechanical switch, it was very old and seized. In February I had a new cylinder and emersion fitted. I think the seized mechanical switch was replaced then. I know that silver box thing is new (as of Feb last year).

So what is the silver box thing called? I need to know the name of the part so I can tell the engineer the name so that I can see if the part is covered. The company say relays are not covered, but this isn't a relay.

Looking at this from another a different point of view, I would have thought, if the wrong part was fitted last year, the maintenance company shouldn't be responsible for correcting a piece of equipment which should never have been fitted?

It's a 3 port valve. It's not a wrong part.

So a 3 port valve was placed on the system when the old seized mechanical switch was removed - this is acceptable?

So when another engineer comes out, they just have to replace the 3 port valve? And fit a room stat (there isn't one currently).

They should repair or replace the three port valve , as part of your contract, but they wont fit a room stat free, if there isnt already one installed, why should they ?

Can you confirm that heating and hot water was working fine for a period ,with this 3 port valve on the system ?

Yes, it was working.

I appreciate the maintenance company shouldn't supply and fit a room thermostat. I think its easier for me to pay one engineer to do both jobs, ie, the 3 way port and the room thermostat. Then once it is done, it's done.

Just one more question. When third party repairs the three way port, should they actually fit a replacement mechanical switch (like the one that had seized up) rather than fit another 3 way valve?

If it worked ok ,it's just a fault to diagnose and part to replace.
The 3 port valve is an electro mechanical switch.

Do you know, I just realised it is an electro mechanical valve. Just watching a clip on youtube and I recognised the part and I remember being sent to screwfix to buy the part. Just looking for the invoice now.

whaat you have is the most common problem on all S plan and Y plan systems, hardly difficult to diagnose and repair

I believe the engineer diagnosed the problem, but it was his belief it wasn't covered.

Am grateful for all the input from members here. I know what to ask for from the engineer. Hopefully I can get someone in soon.

Many thanks.

Just to add, not sure what temperature your cylinder thermostat is set to, but should be 60 degrees, not below 50 or above 90.
