We have a multipitched, timberframed, slate covered roof on a house that is approx 120 years old. There is no underfelt or any other secondary protection and the external roof area is 204sqm (I think!!) We had a survey done in 2000 and the report stated that a few slates were missing but the roof was in a reasonable state.
Due to a persistent leak within the house and a couple in the loft we have asked 2 roofers to provide us with a quote (verbal at this point) for a full reroof and whether they thought this was necessary.
Roofer 1 came, had a quick look around and quoted us £20k (or £16k if we paid cash and he didn’t add VAT). This roofer did the full reroof of the house a few doors down from us.
Roofer 2 was recommended via a loss adjustor/insurance person and when he came, he looked up our loft and also went onto the roof. His verdict was that we needed a repair to a valley, as that was where the leak was, and we would need to repair ½ the roof to sort leaks in this area. We could wait and repair the rest a few years down the line as the roof wasn’t in a bad way but any loose slates would result in water entering the loft as there is no secondary protection. The timbers and sags?? In the loft were dry. He also pointed out a few reroofs in our streets and compared the quality of the job done. When looking at our roofer 1 he stated that it was a good job but the roof next door had been done better.
Roofer 2 quoted £20k for a full reroof and proportionally less for doing it in sections. He is planning to use Spanish slate to repair.
So, as complete novices at this, I guess we are asking
1. Is the price £20k for a full reroof of 204sqm reasonable?
2. Is it advisable to repair in sections or are we better to bite the bullet and repair the full roof?
3. If we paid cash to roofer 1 and no VAT is added, does this affect any guarantee we might have?
4. As we would prefer roofer 2 , is it the ‘done thing’ to negotiate prices and ask him to reduce price or does this translate into an inferior job being carried out or cheaper materials used?
5. Is there a website/ place that has a list of registered or recommended roofers in your area?
6. Do they also carry out roof insulation?
