Yes. its 300 below ground . The nearest manhole is 6 feet in the adjoining council land. Its made out of concrete. When we opened the manhole we saw clear water - so its likely to be surface rainwater and there was no foul smell at all.An 823mm pipe, 300mm below ground. Are you sure? What material is it made of? (Concrete) Where is the nearest access? (half a mile away)

We have already got the permission from the local authority. Its a shed type thing at the bottom of the garden.Are you building a games room that requires building control to sign it off? Or is it more a shed type thing at the bottom of the garden?
Yes, it will have a standard foundation footprint - 600mm wide and 1000mm deep. We will have suspended floors over the TW pipe and at least a 50mm clearance between top fo the pipe and the beam.If it's shed type thing then are you actually digging any foundations?

Mine wasn't as big as yours, but cost around £600. I did the drawings myself to save money on those. TW required me to have 300mm clearance around the pipe.

Thanks - did you have to get a pre and post construction survey as wellAbout 7 years ago, the invert level was 450mm and the pipe diameter was 200mm. I know they charge different amounts for different pipe diameters, why I do not know as they're not the ones actually doing anything.....

Oh nice - in my case they are asking me to pay for the surveys. Did you pay or was it part of the application feeYes, they are required and organised by Thames Water, you just need to tell them as soon as you've 'built over', then they'll organise the second survey.
