I have found root ingress in some of the other downpipe drains so I will replace this one as a priority. My soil is pretty neutral, neither clay nor sandy.
The tree was in fact planted in 1983. Chatted with the original owners over the weekend. The pine cones are damaging Wifes motor so is over due for felling.
I will do as you and Woody suggest - fill and monitor the cracks.

Good ideas. Will seriously consider. I have to soak all the timber joists in a Boron mix first though due to those little critters. Have already done the garage and attic.
