Roof leaking below Velux

Unlikely its a pitch problem but still a bit naughty.

Yes the membrane should do its job. We take a bit of extra care when dealing with a Velux roof in that the membrane should still be watertight even if water can get past the tiles, especially the zone directly above the Velux.

I have not seen how yours has been constructed, sorry.

It looks a tidy build and the tiling looks ok. I'm seeing all the correct things to see in terms of straps, clips etc. A wee bit baffling.
 
The flashing is not fitted as it should be
there is a damaged tile under the window
is the upstairs window sealed properly around the frame and under the cill.
Has the lead flashing enough side lap?
no trays I note
The mastic will trap water and could cause an issue

The first whole tile under the velux from the right. Is damaged The channels off.

The flashing is not fitted properly.

The water mark looks like it's run on the insulation and spread through the join.

Should be easy to track
 
Thanks all. When you say the flashing isn’t fitting correctly you mean the flashing at the bottom of the velux? What’s not fitted correctly? The silicone e was his first fix attempt, that wasn’t there previously.

with regards to the broken tile is it this one? The location of that tile is pretty much above where the leak is on the ceiling. But even if that tile is broken and water is getting through there you’d think the membrane would do it’s job to protect the ceiling.

Flashing I mean the velux flashing kit

thank you. I’ve got one spare tile in the shed but I’ll leave it with him.

Specifically do you mean the ribbed flashing at the bottom of the velux? I’m worried the builder will look to a tube of silicone to try and fix. The other velux ribbing flashing looks much neater.
 
you should need no silicon at all.

check up the sides of the velux you will see the side gutter trim is not fitted correctly. You might get away with it on a 45 degree pitch
but here you are pushing near minimum all round
 
Look up it not down
One other thing I assume the small cut tiles are not nailed or screwed? If so then the flashing is punctured
