Roofing and Guttering (second attempt)

I have had the "builders" back, at their cost, to redo the built-up felt roof. They are installing the lead flashing and attempting to form a gutter drip tomorrow. So don't be surprised that this is missing in the photos.

They have left only 55mm flap to form a gutter drip, which was supposed to have been formed before the top sheet was installed. What are they supposed to do with that now?!:

What are they supposed to be doing about the exposed fillet? I presume they have a plan for tomorrow:

Coping stones will be reinstalled. But does this look correct?

I measure the upstands as being only 75mm. Should be 150mm??

I have only looked at the first two photographs.

i will look at the rest shortly.

In the mean time, sack the roofers.

A mineral drip or edge flashing is created by tacking the drips on so that the backside faces out and is bent double and pitched back so that mineral is exposed on all edges.

Before I sue them for utter incompetency, is there anything salvageable here? BTW, they're doing this at no charge to myself. By law, I have to give them this second chance to correct their first mistakes. Would you agree that they've failed miserably?

I remember this post from the last time!

the guys bodged it before because they were incapable and do not have the knowledge or expertise to complete your job to even a satisfactory level.

dont know how they are going to form the drip without cutting the decking back, upstands are insufficient, still no lead aprons, i course of felt.

to say it is an amateaurish attempt would be an insult to diyers.

let them complete the bodge then sue them.

it will leak again sooner rather than later. sorry.

They're coming back tomorrow to install the lead flashing and form a gutter drip. I presume if they install lead flashing and some form of gutter drip, this would all still be unsatisfactory? Just making sure this isn't a legal grey area.

Is it not possible to lay another strip of felt parallel to the wall to form an upstand of a correct height? I think this could be a solution.

Hi freddymercurystwin,

Could you elaborate on this? I'm passing comments on to these builders. They need to know that they're ****ups and, more importantly, the why too. The time and expense is on them. Are there particular aspects of the job you can isolate which contribute to it being of unsatisfactory nature and unsalvageable? I'm not hiring a surveyor to investigate the roof again, so rely on others' observations. I can't say to the courts they're ****ups!

I've had my neighbour up to look at the roof. He thinks it doesn't look right, but can't quite put his finger on why. We're not roofers. That's it. And it would be great if this is coming from the horse's mouth! If the comments are all identical or overlap then this reinforces my case.

Here are a couple of links showing what they should have done/should be doing, to be honest it'd take about 2 hours to write instructions for each correction that needs attendance which is probably why no one else has done so.

Whilst flat roofing is not brain surgey it still takes experience, practice and care and attention to do a good job and they're currently a long way off that. They've got the very basics wrong so who knows how they've bonded the felt to the deck hence my advice that the lot should be re-done. Its not even good enough for a garden shed.
My opinion or anyone elses from an internet forum will be useless if you truly intend to go after them, you will need a written report done by 'a proffesional' who's inspected it. Of course you can get that back off them as well, (assuimng you were successful and they didn't just fold their business and start up under another name).

And another thing, they've used Sterling Board not Plywood: another no-no. Will swell up and fall apart if it ever gets wet.

It's more a lack of aptitude than experience. One person's St Paul's Cathedral is another person's garage roof. They're both life achievements..

As they've now proven, a dog hut may be more their area of expertise.

Yesssss! You did it! They admit defeat! Good for them. I sent all your comments verbatim to the builders. They honestly felt sickened to the pit of their stomachs by your comments. Truth hurts. They really believed they could do the roofing, but they're too inexperienced. They say they can't do it up to "my standard", but they've never had a complaint from previous customers. I said that ignorance is bliss. You should have seen the look on their faces. They're going to pay to get another roofer in.
