Then matt1e cottoned on.
The feed actually comes in via a loose piece of metal conduit (which you can just see above the floorboard level) with a bare copper earth strapped to it. The conduit is 3/4" and has two tails stuffed down it, one looks like it's polythene-insulated and the neutral is a smaller-csa rubber-insulated braided tail. Very dodgy!
The Ze was 60 ohms, so requested UU to visit ASAP.
