I’m thinking of letting out my workshop. If I do, it will be on an FRI basis (Full repairing and insuring). Basically it will be in good condition at the start and if anything goes wrong, it’s down to the tenant to sort out, not me. One question though, is an EICR a legal requirement for a commercial property or does it only apply to dwellings?

Well, legal requirement or not but your duty of care extends to the tenants so get it done

But don’t be surprised if a tenant requests their own to be done before they take it on
 
If you're letting on FRI then the condition of the electrical installation will be relevant to a tenant. So best to bring up to current standards as he will then be taking that on and iirc be required under the lease to return the property in the same condition.

My view is to wait until you have a prospective tenant then agree on a mutually agreed inspection, any issues are then addressed by agreement and may include alterations for tenants requirements.
